The latest CAP rates from NIC are for quarter ended 6-30-09. There were too few reporting so the sample size for the third quarter is not indicated. Tells you there was not much selling going on to determine trends in CAP rates. Other sources tell us Nursing Homes are in the 13 range and ALF’s in the 11 range. The trend is rising CAP rates (POSTED 12-14-2009 by Trust Mortgage Company, Inc.) :
